Taxes & Additional Costs When Buying Property in Thailand
Purchasing real estate in Thailand comes with extra costs beyond the property price. Here’s a clear breakdown of taxes, legal fees, and common expenses to help you plan your budget wisely.
1. Transfer Fee – 2%
Charged on the appraised value and paid at the Land Office when registering ownership. Typically split between buyer and seller, though buyers sometimes cover it in full.
2. Stamp Duty – 0.5%
This is a one-time fee if the property is held longer than 5 years or the seller is a private individual not engaged in real estate business. It is not applied if Specific Business Tax is due.
3. Withholding Tax – 1% to 5%
Applies to the seller:
Individuals: Progressive rate based on ownership period.
Companies: Flat rate of 1% of the sale price or appraised value (whichever is higher).
4. Specific Business Tax (SBT) – 3.3%
Applies when the property is sold within 5 years of ownership by a business entity. Includes 3% tax and 0.3% municipal tax. Not combined with Stamp Duty.
5. Legal & Agency Fees
Lawyer: Legal due diligence, contract drafting, Land Office support — typically 30,000–100,000 THB.
Real estate agent: Usually paid by the seller (3–5%). If you hire your own buyer’s agent, separate fees may apply.
6. Furniture & Renovations
Many new properties are sold unfurnished.
Budget for furnishing: 100,000–500,000 THB, depending on size and quality.
Resale properties may need renovations or upgrades.
7. Monthly Maintenance Fees
Condos charge monthly or annual fees for common area maintenance (pool, gym, security, landscaping, etc.).
Rate: 30–60 THB per m²/month.
For a 50 m² unit, expect around 1,500–3,000 THB/month.
Expect additional expenses of 5–10% above the property price. Planning ahead for taxes, legal work, furniture, and fees ensures a smooth and stress-free purchase in Thailand.
